On October 12, 2021 Council approved a contract with Northridge Construction Group, LLC for the Addison Athletic Club Renovations Project and in an Amount Not to Exceed $4,035,083 and Council also established a Total Project Budget in an Amount Not to Exceed $5,077,631.The additional funds are allocated for design, project management, contingency and can be applied towards alternate bid items.

The renovations include the following improvements which included core building updates and bond identified improvements& or which Addison voters approved funding as part of the 2019 bond program:

Core Building Updates & Bond Identified Improvements

  • Paint interior walls(excluding the gymnasium and locker room)
  • Replace flooring(excluding wood, fitness, and locker room floors)
  • Reconfigure the front desk to improve function
  • Remove desk in the fitness area to increase useable space
  • Consolidate and update signage
  • Replace outdated furniture
  • Partially replace lighting
  • Secure the administrative office
  • Gymnasium and Track Improvements
  • Locker Room Upgrades
  • Indoor and Outdoor Pool Modernization
  • Roof replacement
  • Replacement of the Remaining HVAC System

The renovation project was issued for bid on BidSync July 27, 2021 as Bid Number 21-125. Bids were opened on August 19, 2021. Four companies submitted bids.  A committee reviewed the bids and identified Northridge Construction Group, LLC as the most qualified bidder.


Project Budget

In the 2019 Bond Election, voters approved a total of $5,077,631 for the AAC Renovation Project Budget. Staff utilized bid information and other project costs to establish a breakdown of the project budget:

Base Construction Project: $4,035,085
Soft Costs:

  • Design: $499,080
  • Construction Management: $70,000

Project Contingency: $473,466

Total Bond Funds Allocated for the Addison Athletic Club: $ 5,077,631


Project Timeline

Work is slated to be completed by the end of July 2022. However, it is anticipated that the schedule may be extended if alternate bid items are awarded during construction or unforeseen issues are identified.

Status Updates

3-3-22 Update

      

Renovations at the Addison Athletic Club are progressing quickly, which means additional closures are required. On March 4, the basketball gym and track will be closed to replace the track railing. This work in the basketball gym will take approximately a month to complete. 

At this time, the only facility currently open is the weight room. If you need elevator access, please call staff in advance at 972-450-7048. They will meet you at the front door and escort you to the elevator and to the weight room.
 


​2-17-22 Update

Beginning Monday, February 21, many Athletic Club classes and programs will be moving to a classroom in the base of the Surveyor Water Tower. This water tower is located at the corner of Surveyor Boulevard and Arapaho Road at 4000 Arapaho Road. (Please note that this is NOT the same as the WaterTower Theatre).

Parking is available in a gated lot at the water tower but is limited. Athletic Club staff will be directing members in the parking lot before classes and programs. However, members are encouraged to carpool.
 
Registration will not be available at the water tower. If there is a fee associated with the program, you must register at the Athletic Club prior to the program/class. Those who want to take aerobics classes should purchase or renew their punch pass at the Athletic Club. Drop-in fees will not be accepted at the water tower.
 

Find a comprehensive list of classes and programs that will be moving at the front desk or here. Spin class will take place at the Athletic Club on Tuesdays and Thursdays from 11:45am - 12:45pm as long as there is access to the aerobics room.

Unfortunately, the Athletic Club's community rooms are closed until the renovation is complete and the Surveyor Water Tower is not available for community gatherings. However, if a homeowners association needs a place for a community meeting, please contact the Addison TreeHouse at (972) 450-7076 or consider a local restaurant. The TreeHouse will try to accommodate your meeting pending space availability until renovations at the Athletic Club are complete. You can find a list of restaurants with private rooms here.

 

2-9-22 Update

Temporary Club Entrance

Beginning on Thursday, February 10, we will be relocating the facility entrance to the west side of the building on the second floor.  On the first day of this transition, the facility will not be accessible to residents who are unable to climb the stairs to the new entrance and the elevators will not be available. Beginning on Friday, February 12, those who need extra assistance entering the building can call 972-450-7048 when they arrive and a staff member can meet them at the main entrance and escort them through the construction area. The elevator will also reopen for our members who need it.

In addition to moving the main entrance, scheduled programs and fitness classes will begin transitioning to the meeting room in the base of the Surveyor Water Tower at 4000 Arapaho Road. Staff will have a schedule of the class/program transition available to members at the front desk. Classes will continue to be held at the water tower until further notice is given.  Until construction is complete, community rooms will be closed to the pubilc.

The gym and walking track will be closed from March 3 through April 28.  The racquetball court will be closed from February 24 to March 22.


1-27-22 Update

Club Roof Repairs in Progress 

Phase One demolition at the Athletic Club is largely complete and the new plumbing, electrical, and structural work are underway for the locker rooms, pools, and hot tub. As is anticipated with any renovation project on a building of this size and age, demolition revealed existing conditions in hidden spaces (inside walls and under the foundation) that have to be addressed. These include the need to replace wood and other structural materials that have previously unknown water damage caused by moisture in the locker rooms and water infiltration around the windows near the hot tub. Moisture damage was also found near the sauna. The need for additional plumbing and electrical modifications was also identified when walls and flooring were demolished. Pricing for the remediation of these issues has resulted in additional costs and an additional 32 days added to the construction schedule. Contingency funds were set aside to cover any unforeseen costs and will be utilized for these repairs.

If you've been by the Athletic Club lately, you may have noticed that the roof replacement is also currently underway. This work is scheduled to be completed by April 19.

Club staff is now preparing for the next phase of demolition which includes removing the reception desk and flooring throughout the building. This will require relocating the facility entrance to the west side of the building beginning on February 7.  In addition to moving the main entrance, scheduled programs and fitness classes will begin transitioning to the meeting room in the base of the Surveyor Water Tower at 4000 Arapaho Road. Staff will have a schedule of the class/program transition, which will take place from February 7 through February 24, available to members at the front desk. Classes will continue to be held at the water tower until further notice is given.

1-10-22 Update

Athletic Club locker room demolitionThe Addison Athletic Club construction is underway, and we continue to see daily progress. Both the men’s and women’s locker rooms have been completely gutted and the roughed in plumbing for the locker rooms should be complete by the end of this week.
 
The hot tub demolition is also complete, and the new hot tub has been framed and is ready for concrete to be placed.
 
Replacement of the roof began on Monday, January 3. The first step was to use a large vacuum truck to remove all the aggregate from the roof. Our apologies to our neighbors on Azure and Canot Lane for the noise associated with this process. We are told this will be the loudest part of the roof replacement process.
The second phase of the remodel, which is when we reconfigure the lobby entrance, will begin in the near future. To accommodate this work, the Club entrance will be temporarily moved to an emergency exit door at the back of the facility. During this part of the renovation, we will be losing access to more parts of the building than at any other time during the renovation. We are working with the contractor to keep as much of the facility open as possible, but closures are inevitable during a project of this scale. We will continue to keep you updated on the schedule and needed closures as we get new information from our contractor. Signage will also be posted directing customers to the temporary entrance and notifying them of any other changes.
 


12-1-21 Update

The indoor pool will be closed beginning Thursday, December 2 and the locker rooms will be closed beginning Tuesday, December 7Both the indoor pool and the locker rooms will remain closed for the majority of the renovation.

Portable restroom trailers will be placed in the Club's parking lot as long as the locker rooms are closed. These restrooms have toilets and sinks, are climate controlled, and offer an ADA-compatible option. However, they do not have shower facilities.


11-19-21 Update

Town staff has recently given the green light to the contractor, Northridge Construction Group, for construction to begin at the club. Work will start immediately after the Thanksgiving holiday and is slated to be completed by the end of July 2022. However, it is anticipated that the schedule may be extended if alternate bid items are awarded during construction or unforeseen issues are identified.  

On Monday, November 29, Northridge will begin staging equipment, including construction trailers, in the parking lot of the club. The indoor pool will be closed beginning Thursday, December 2 and the locker rooms will be closed beginning December 7. Both the indoor pool and the locker rooms will remain closed for the majority of the renovation.

Portable restroom trailers will be placed in the Club's parking lot as long as the locker rooms are closed. These restrooms have toilets and sinks, are climate controlled, and offer an ADA-compatible option. However, they do not have shower facilities.

Although the building will remain open to members, closures to parts of the club, including the main entrance, atrium, and fitness areas, will be required periodically throughout the duration of the project.
